Spring in the Southern Utah mountains near Cedar City

Spring has hit in the Southern Utah mountains. However, there is still snow and some mud in the Duck Creek area and people are still skiing at Brian Head Ski Resort. The ground is dry in Cedar City and now is the perfect time to look at land and existing homes/cabins. The real estate market here is picking up and the hot Las Vegas summers always bring people to the mountains looking for their perfect retreat. The weather is getting warm in the mountains and soon the evening freezes will not be every night. Recreational real estate offers people their own vacation spot and is potentially a great investment

In residential real estate markets around the country defaulted home owners, banks, and other sectors of the industry have been trying to reel in this current housing market situation. People in some places are upside down, mortgage brokers have gone out of business, and the list goes on. Recreational real estate markets offer something a little different for investors. In the rocky mountains, on the beaches of oceans, lakes, etc., there is a demand for destination properties. Sellers in these markets often times have owned for a number of years, have stable loans, and some even outright own their property. You have people with all types of financial situations in any real estate market, but typically the sellers in recreational markets enjoy their property and will hold a little firmer on price. Many have the attitude they will keep enjoying their property until someone comes along and buys it. This factor not only has the potential of keeping prices stronger but it also keeps up demand. There is a limited supply of nice land tracts available in recreational areas. I specialize in recreational real estate in the Southern Utah mountains. I originally started coming to Utah from Las Vegas on weekends before I became a resident. There are very few people who know the mountains here as well as I do. I not only know the real estate market here, I recreate in the mountains and have been my whole life. Selling a house doesn’t have to be hard or frustrating. Many of my clients are very satisfied with the service and representation they receive. Chose an agent that works with buyers. Many agents spend all their time listing property. Listings are very important but without lots of buyers other agents just have lots of inventory and rely on other agents (like myself) to actually sell the home. There are numerous polished agents in the area with flashy websites and they seem to promise the world. I bring honesty, experience, integrity, and a dominating marketing plan to sell your property. I sell most of my own listings and I sell lots of other agents listings as well. I have been a full time agent since I started in real estate. I have been member of the Coldwell Banker International Sterling Society of top producing agents throughout the world. I was also a rookie of the year. In today’s Southern Utah market many buyers are coming from outside of the area. Roughly 3/4 of buyers turn to the internet first to search. If you have been thinking about a second home in the Cedar City area now is a great time to shop. The area has not been hit as hard with foreclosures as other parts of the country.
